102 Catherine St.

SOLD-This snow which attempts to barricade any humble house seeker could not stop me this morning from viewing this North Syracuse HUD home.  I also discovered something HUD is not telling us. HUD listed this property this morning with a 10 day bid period as a TWO Bedroom., ONE Bath residence, however after further investigation with my trusty black lab, Moo-Moo, we observed first hand they are WRONG!  There are TWO bedrooms upstairs and ONE on the main level.  A full bath on the main floor and 1/2 bath in the basement.

Upon further examination I was able to see the roof edge and I liked what I could see.  The yard is fully fenced with a shed a three season enclosed back porch and I even discovered a central air unit.  The inside has hardwood flooring, the furnace looked good and was functioning. You could very well clear her up, put a paint and carpet dress on her and live comfortably for around $5000 fix up.   Bid closes on Feb. 8th so don’t delay, drive by and call me for a showing.  Pre-qualified buyers only and YES this house is fully finance able with FHA with NO fix up necessary to make the bank happy, so states HUD. This property sold on 12/3/04 for $89,000 and is currently assessed for $80,275.  The yard is 60′x116′ and there is a total of 1080 square feet, excluding the partially fixed up basement. Here are the directions, 102 Catherine St. off Chestnut St.in the village of North Syracuse. Drive by and call me  asap. John Adolfi 315-952-2671.

 SOLD!!

NEW Photos added. REDUCED on 1/30/09 to $64,800 STOP the PRESS!!! Today 2-6-09 I just examined this property and it is a great starter home! It’s a winner, I mean it, two thumbs up! What I’m impressed with is its size and condition.

Three bedrooms and one full bath with an additional full bath in the basement. Inside this 1451 sq.ft. two story structure is a beautiful kitchen with a laminate floor, gas stove and dishwasher.  The formal dining room has hardwood flooring and charm leading into the large living room. There is a two car garage to boot. The furnace looks good and the roof is under 10 years old.  The tax assessor has it valued for   $87,500 and it sold in 2005 for $84,900. HUD’s asking price is currently $64,800.  Call me, 315-952-2671, I can preform magic with this one but do it quick before someone else discovers it. This is open to all bidders including investors and it is first come first served.  HUD will pay for up to 3% of your closing costs or approx. $1900. Total to close on this would be in the neighborhood of $5900.
