When is a “deal” a deal? HUD homes have given consumers and Investors the edge in purchasing instant equity from my observation since 1988. After selling over 25 HUDs this last year I can’t say enough good about them. Case in point. This North Syracuse Ranch is a 2 BR 1 Bath ranch on a full basement. Now from investigation: In 2001 the property proported to have newer windows, roof, siding, furnace. Sold in 2001 about what they are asking for it today. The ranch is 1300 sqft. and has a 70′x150′ yard. The bid deadline is August 30th. Call your bank, get prequalified (HUD requires it) then call us ASAP for a preview of this beautiful home. Address is 115 Lena Terrace. DIRECTIONS

That HUD will pay 3% of your closing costs. Yes closing costs are a pain in the wallet. HUD helps in this discomfort by allowing a concession of 3%. Total closing costs usually depending on the property tax amount but usually it is about 9-10% of the sale price. This liverpool 3 br 1 bath ranch for $70,000 allows the home buyer to shave $2000 off the projected $7,000 in total costs to purchase. So if you have a credit score of over 600 and $5,000 give me a call for immediate access to this 1044 sq.ft. home on a slab with a one car garage located at 113 Sunrise Terrace A.S.A.P. DIRECTIONS

HUD’s don’t come nicer than this one located on 8139 Cicero Mills Rd. It has 2,182 sq.ft. with 3 bedrooms, 2.5 baths built in 2002.  Fireplace, full basement, sparkling inground pool…bla, bla, bla you know the story with these magnificant homes. It’s one of those “Let’s paint the walls, shampoo the carpet and move in Martha!” and in the process save 10-30%. The tax assessment for 2009 is $227,041. Bidders can preview this home by contacting Patti Bush at 315-420-3411. HUD could pay for approx.$4,900 of the closing costs depending on the offering price.  Easy to see, easy to finance. HUD’s are the best and we specialize in them.  One agent sold 12 to one customer since October 2008 and matter of fact sold #12 to him this morning.

SOLD!!    $75,000                                               Not sure what I would find as I pulled into the driveway.  The first thing that struck me was the newer roof and vinyl siding even before I got out of the car.  Inside I found a modestly sized (950 sqft.) starter home in decent condition, actually for a HUD it was in great condition.  Wall to wall carpet, 3 smaller bedrooms, full bath eat in kitchen, newer vinyl windows and a basement fully remodeled with the exception of the floor covering.  Fully fenced yard with a concrete patio and wood deck off the sliders.  Garage is 1.5 and over all I’d give this two thumbs up.  The assessed value is $94,000.  HUD is asking $79,000 and perhaps we can do better than that. Available for investors and owner occupants asap…that means right now.  Showings are set up for Pre-approved or cash buyers.  HUD will NOT accpet an offer without it.   I’ll show you how to do it in 15min. over the phone.  Call HUD specialist John Adolfi cell 315-952-2671  DIRECTIONS    118 Snowdale Drive.  Near Seneca Knolls.
