My expectation was questioning what I would find with this HUD home. I proceeded to the address and then spent 10 min. with the neighbor getting the “skinny” on the neighborhood. Ok here’s what I found out. The area consists of several streets refered to the “Piercefield” section. The neighbor pointed out there were at least 6 properties for sale with no “SOLD” signs and my trek proved this to be correct. Quit honestly this does not surprise me due to the real estate climate we live in. He then interjected that the taxes are high. This I found to be true too and it’s because there is a village tax. Sure you get your trash removed however it jacks it up to anywhere between $4400 – $6000. This properties is on the low end of apporx. $4,500 with its assessed value of $99,100. HUD priced this one right finally at $80,910 was $105,000 originally.
